You will have received a letter via email or hard copy of the special assessment of $1,000 (that all unit owners will have to contribute (either 5 payments from February to June or two payments of $500 in February and June).

Pride in our Complex
Your newly elected Board of Directors has made a commitment to continue to be transparent about PCC 118 and educate/inform all Unit Owners of all our roles as owners in our “Community “ known as “ The Terrace “ …. 24 Reid Drive. The Condominium Act came into effect in 1998. It outlines that “units” are privately owned and “common elements” are collectively owned by all unit owners. This means that your monthly maintenance fees collected to take care of the common elements that are shared by us all. This includes repairs and ongoing maintenance and costs such as lawn maintenance, water, snow removal). With that said, we all have items on our lists that owners have submitted and would like to have repaired. Some of us have leaks in our roofs, some of have issues with our decks and some of us have small chips / stains in our stucco. With the current loan and status of the reserve fund, the Board is faced with the challenge of staying in budget and trying to determine what gets fixed or attended to first. Therefore we will adopt a Risk Matrix that will assist us to determine the needs of our community and deal with the issues that have the likely hood to cause the most damage.
This means that as a community we have to work together and support each other recognizing that not everyone’s needs will be met this year. By addressing the Extreme issues first, means we will as a Corporation save money in the long run. Your Board is always happy to hear from you and would love any suggestions / comments that you have.
Visitor Parking Policy
We would like to remind residents of the visitor parking policy for our complex. Residents may park while moving motor vehicles in or out of the garage and dedicated parking spots. Parking control will be started again and tickets will be issued for cars parked in visitor parking.
